Can someone please articulate the reasons why people go for the 30 yr loan vs the 15 yr?

There's a lot of reasonable causes for you to have to get a second property the following year so I would echo a lot of my peers and articulate your situation in a more meaningful way to your lender.

How would I be able to articulate to someone with access to capital that there may be an opportunity for passive income if I came across a good “deal?” 

How would I be able to express, or articulate that that could happen?

But let me articulate how I know.Properties that are purchased in high appreciation areas can return you 2 - 4x in relatively short period of time.

I did talk to a few BP tax pros and most of them either did not want to pursue the relationship due to fear of the international agricultural investment and being unsure of foreign taxation (which I didn’t think would be a big deal) or asked for my previous tax return info and were unable to articulate their value proposition and how they could help me.  

If the management company cannot articulate everything they will charge you with full transparency this can lead to a lot of friction down the road.
