I wish it was easier to fire bad tenants in Ontario :-)Besides the verbal abuses, a landlord has a choice on other hardships as well.

I also highly advise you attend a few LTB hearings in your area before you invest to get a feel for the abuse of landlords in Ontario.

(a) A tenant to a residential lease may terminate a lease agreement in the manner provided in this section without penalty or liability, if the tenant or another authorized occupant fears imminent violence after being subjected to:(1) domestic abuse, as that term is defined under section 518B.01, subdivision 2;(2) criminal sexual conduct under sections 609.342 to 609.3451; or(3) stalking, as that term is defined under section 609.749, subdivision 1.

Also, maybe add something to the lease such as:"Any repairs due to tenant abuse or negligence which must be done immediately will be added to the next month's rent as 'additional rent.' 

I also want to make my rentals "bullet proof" so that they hold up to wear and tear and a little abuse.

Don't even consider it.Second if it is viable you must keep in mind that tenants will abuse and generally beat the hell out of a property.

But in order to make sure they are being fair and to prevent them from future abuse to the future, I felt it necessary.

Being nice will be taken advantage of and abused every time.

You have to be discipline ok.Look, I have to be clear because if you abuse this type of credit line it will hurt you just as fast as it can help you.

I know they are trying to update the law with the choice act because the Dodd-Frank has had unintended consequences that for some reason the Consumer Finance Protection Bureau wont rectify...Former Congressman Barney Frank, who co-sponsored the legislation, said he was “regretful to realize” its negative impact not long after Dodd-Frank became the law of the land.In a 2011 letter to a constituent, Frank wrote:“I do not think it is necessary to include manufactured housing as part of our effort to prevent abusive mortgage practices, and I am now working with my staff to see if we can find a way to make a change that would deal with the problem you correctly point out… “
