I’ve visited every other property I’ve considered in the past, so this is uncharted territory for me, and it feels a little out of my comfort zone.I’m considering putting it under contract sight unseen to lock it up, but I don’t want to make a rookie mistake here.I'm looking for some advice here.

Are there any creative ways you’d recommend for me to identify and approach motivated sellers or uncover foreclosures?

I have landlord policies for my rental properties in TX and AL states, but I am not able to get an umbrella policy form my current insurance company, because I do not have car insurance and primary residence in US, as I am not a resident in US.

I’m currently in the save all of money phase, I want a couple years of solid savings and some education before I get started, I’m 33 and have been working construction my whole life so this will be a much different career path for me.

We set up our CPA, LLC, website, marketing plat forms (social media), investor (sponsors) list, I have an operation manager, acquisition manager, and myself leading the charge.

But at some point I do find that next niche that works for me and I like and go into that full steam.

For me personally, as a property manager and business owner, I truly believe this is not only about real estate, its a business of building relationships, and I think just being aligned with the basic principle that what we put out is what we get back, so I would be remissed not to oblige a new investors inquires.
