Currently each unit has their own electric meter and I am thinking about changing the heat system to Ductless Mini Splits for each unit so each unit will pay for the heat they use and they also will now have A/C which will allow me increase rent for that amenity.

I have a gated rental near the Campcreek market place and it stays full. 3/2 for 140 a night 3 night min. I

If most people are flying to your destination, it's much harder to get 15-30 or more people together, and those larger homes stand less of a chance.While I've done a bit of research in Galveston, definitely not enough to answer your question.Another angle to consider if it's legal from a short-term rental and ordinance perspective, buy a home with a number of large bedrooms, and create exterior doors to each of them, put in a kitchenette with a microwave and mini-fridge, and rent them separately, in particular if most/all of them can have en-suite bathrooms. 

We just added on 500 sq ft, and it turned out to cost less (up front and long term) to put a mini-split in the addition, rather than add ducts and zoning.

Hi everyone, we're considering putting mini splits in our Boston unit for AC only (heat is natural gas).

Soooo, yeah squatters broke in and threw a mini party.

These 'Micropolis' or mini cities exist all over the US, they are centers of there county and although they are stagnant in job and population growth, they are a necessity for all surrounding towns.  

That would be $87,750.My question has two parts.1) If I take the lended $87,500 along with my $14,000 (min) I fall short of fully funding the reno.
