Honestly, I've joined a few guru's community (I paid for the memberships of coarse) but nothing happen.

My conversion rate was higher because they kind of look like a wedding invite.In regard to lenders, join meetups and local facebook groups and ask for referrals.I’m doing larger commercial deals now and found I wasted a Ton of money on direct mail.

I’m reaching out with an investment opportunity in a real estate flip project, and I’m currently seeking a limited partner to join me.With a strong track record of successful real estate investments, I am looking to partner with someone who shares an interest in capitalizing on the potential of this market.

I re-read what you wrote and am not sure if you are the boots in Indy or you want them.Ive done that for the last 7 years.......since I joined in 2018.......You gave away my secret weapon lol 

And this is why I'm trying to take the necessary steps to correct this poor behavior and joining this platform to get some input/knowledge/guidance/advice.

I would also join a bunch of Investor groups via facebook and try to connect with as many people as you can. 

If so, I'd 1) join a real estate investing mastermind that focuses on your asset class of choice (multifamily, industrial, storage, etc.) and learn as much as I could - it's worth the $10k-$20k in both knowledge and connections.
