@Jason DiClemente I originally considered it but wasn’t sure what the volatility of the market is right now.

One reason I love this asset class is the opportunity for forced appreciation through building income and/or lowering operating expenses.One factor out of an investor's hands - it seems - is the market cap rate, which will ultimately decide the asset's value at sale.My question is: how volatile are are these cap rates?

I'm exited about jumping into buy and hold real estate to even out the risk/volatility of owning a business. 

Phoenix is a pretty volatile market- not as volatile as L.A. where you're living, but it crashed hard in 08 and swung back up pretty hard in the past 6 years.

@Sasha Fukuda Well your story was really amusing. can't really help with the girl problem but its seem you are serious about REI since its volatility is lower than paper trading or crypto. that being said if I were you and was looking into investing in this market.

Historicaly it has always been one of the most volatile market in LA and at each recession / pullback that area gets hit very hard with lots of foreclosures and vacancies. 

Reasons why:- modeling monthly returns is a major PITA i.e. high level of technical competence required- inter-year volatility including cash shortfalls is masked with annual only returns- in a live deal, you will always run into issues with reporting i.e. how do you compare forecast #s with actual #s. 

However, most likely interest rates will be going up significantly, so if you sell the bond you may be forced to sell at a discount.If you are willing to hold onto an investment for at least 5 years (longer is ideal) and are comfortable with volatility, index funds might be a good choice for you. 

Of course, it is very important to know that these people have a track record of success and know what they are doing, and most importantly that they show a conservative investment culture where they prioritize a solid, conservative, yet high yielding investment protected from downturns more than looking for non-protected, volatile investments with unrealistic high returns that whenever a correction comes, they are done.Let me know if you have any other questions, and I wish you a great investing journey!
