When I do analysis for myself or my clients I like to see for location strong population growth, high median income levels ( national average is around 54k ) so I like 80k plus generally, low violent crime levels, strong economic county or city planning department, good absorption levels for existing retail inventory.If you drive an area and most all of the retail centers are at 50% no matter the age then the landlords will cannibalize each other in rents and you will have a long road to climb.

I totally understand WHY many are like this, we have some spots that numbers wise, are as violent as ANY other city in the US of any size and they see their role here as #1 overall priority is keeping ALL slumlords or even just cheapskate landlords who are cheap as hell yet sure as hell better get their rent dammit, OUT of there or else so scared that they straighten up!

There is no real "ghetto" in Denton though, violent crime is pretty low (minus the two isolated events recently).A lot of property management companies in Denton are terrible, so if word gets out that you don't abuse your student tenants you can easily do great business there.

I'm familiar with the area and there is still a lot of violent crimes (muggings, shootings, stabbing, etc.).
