Am I ok with this plan to ride up the appreciation, mortgage pay down and rising rents?

I am going to continue to analyze the market until I am absolutely ready to buy with ample reserves and more specific analysis on comparable properties.

Why would someone want to list with you when there are a million other realtors? 

AMeris bank will do specs I used them.but if you have zero experience you will have to mitigate it with a lot of cash or get an experienced partner.
