đPlenty of lovely folks there, plus it's where Cannon Air Force Base is located, but we soon discovered that just having a base nearby didn't necessarily make for a lively real estate market.Shortly after that, we adopted our MUCHAS criteria:M - Near a military baseU - Has at least one college or universityC - Has a Costco or equivalentH - Has a hospital ranked at least as a Level II Trauma CenterA - Has a commercial airportS - Has a Sprouts (organic grocery) or equivalentThis has led us to look at often-overlooked markets like Lubbock, Texas and Augusta, Georgia.May be worth a look for you as well!

What are your real estate investing goals for 2025?
30 December 2024 | 103 replies
I just joined forces with another agent on one of the properties to co list it and my goal here is for her to take over anything of my own (like this new construction and flip) in 2025 so I can focus on crafting a bigger business in 2025.

No PM wants the state digging into their records, so it will usually force them to contact you and negotiate a settlement and make your complaint go away.If that doesn't work, then I recommend you contact an attorney.

7 December 2024 | 9 replies
We have found that setting our expectations about what we want is helpful (financial performance, level of renovation we can handle, forced equity opportunities, number of bedrooms, etc)Â and then waiting for a deal to materialize.Â

What are your thoughts about Prenuptial agreements?
6 December 2024 | 51 replies
I argue that a Prenup is FANTASTIC for 2 reasons I never hear mentioned about them:Â (A) It forces the very adult, and realistic consideration of a reality that things may not go as planned.

If youâre okay with moderate negative cash flow as a "forced savings plan," thatâs fine, but Iâd advise setting clear boundaries on how much loss youâre comfortable with per year.

Question About Rental Property Analysis in The Book on Rental Property Investing

On Page 134, he lists the following when analyzing a deal:Sales Price: $132,490.00Sales Expenses: $17,000.00Loan Balance: $55,004.72Total Invested Capital: $35,950.00Profit: $24,535.28I agree with his thought process here when he calculates net profit, but I'm trying to verify the net profit by adding up all the sources of income over the past five years in his example by doing the following:Appreciation over five years=$12,490 (see chart on Page 133).Cash flow ($297.73x12x5)=$17,863.80 over five years.Loan paydown: ($60,000-55,004.72)=$4,995.28 over five years.Sales Expenses are still $17,000.Doing the math, profit= $12,490+$17,863.80+$4,995.28-$17,000=$18,349.08There is a $6,186.20 difference from the net profit he calculates. My question is: Is this $6,186.20 difference due to the forced appreciation gained in the property from the rehab he does in this example?

IÂ wouldn't get my hopes up as he really has no obligation to, but if he sees a $5K item he can offer and forcing the legal aspect would cost $5K as well, he just might go with path of least resistance...The other aspect is you should 100% figure out exactly what the cost for you to take care of your items would be.
