Is Salisbury, NC a Good Place for MTR/Long-Term Investing?

A while back, I was set to purchase 6632 Slatewood in Charlotte NC.

I’m KT, a disposition agent with New Western Realty, and I'm currently preparing for an exciting move to Raleigh, NC, in July 2025.

I am having a hard time finding insurance underwriting for the three-family that I am purchasing:https://www.redfin.com/PA/Pittsburgh/7209-Penn-Ave-15208/hom...The only policy I could get a binder on was from Tapco in North Carolina with a $10K deductible for $5500.  

I am a new Real Estate Investor in the Southeastern NC area.

The bigger cities in the Carolinas are doing well (Greenville-SC, Charlotte-NC, Raleigh-NC).

I currently own and have flipped several properties in Danville VA/Reidsville NC.

Purchase price: $34,700,000 Cash invested: $7,500,000 192-unit institutional class B+ property located in between the Research Triangle Park area and Greensboro, NC.

How could a bot know the numbers better than me on all the beaches that I work in SE NC/SC?
