We had to 'pierce the veil' and have an underlying partnership agreement, bank account in the partnership name rather than Land Trust name, but it did work out to open an operating account for each property.  

If all goes well, I may be able to partner with this seasoned developer in Baltimore to help me through the process and we're currently discussing what that partnership might look like.

They charge $1500, get you into the door, using you to find a deal, setting up partnership to make you carry 100% debt and all the risk, while ripoff 80% ownership (include the 10% for sponsorship to get loan)You definitely can get some useful information from their event but do deal with them?

As a general rule, each entity that files a separate tax return (partnership, s-corp, c-corp, etc) will need its own QBO subscription.

If you want even less than that you'd need to use private money, partnerships, creative financing (owner financing, subject to, etc) for the most part
