I have never had any problems, but, my practices and policy are in-line with the law and I am genuinely not a discriminatory person when it comes race, gender, religion, disability, age, etc....However, this other thread about Emotional Support Animals and FHA laws got me thinking about the above questions.I have always heard about FHA Law at management classes/seminars, but, I am curious about the reality of all the "FHA boogeyman" claims and caveats that you always see and hear, thrown around.Who gets sued or fined?

Part of the reason for the disclosure is that some religions believe that the spirit of the person can become trapped in the house if one dies in the house.

Under the federal Fair Housing Act, landlords who live in a property with four or fewer rental units (this would include your situation) are exempt from all but one aspect of the federal law: They may not advertise in a way that indicates a preference for (or against) members of a protected class (race, color, religion, national origin, sex, familial status and disability).
