I forgot to mention that in Quebec we have very strict rent control rules and increasing rent is very difficult on anything over the inflation rate (unless you did significant work on the property) You can do bigger increases between two different tenants, however some rules apply there as well and the new tenant could demand to pay the same rent as the previous tenant.

This is because Belize is English-speaking and uses common law like in the US while Mexico is Spanish speaking and uses civil law (which is why it is easy for me to understand as I have civil law at home in Quebec).
