I will be paying about $44K out of pocket back into my HELOC.

I've filed claims on things that are pretty severe and couldn't cover out of pocket, so as a result I just upped my deductible.

I have also have saved almost $50K so far to take a start in this game and also my personal credit score is above 750.I'd like someone to guide me purchasing my first property and want to kickstart with a small property first.

I'm not sure how experienced you are in the real estate world but one thing to remember when you are getting into RE investing is to have your team of people or as Brandon Turner from the Bigger Pockets Podcast calls it your CORE 41.
