I did LEDs in my rental (both bulbs and ceiling disk fixtures where there used to be can lights), but I got the 2700 or 2750 K ones - pretty close to a plain old soft-white incandescent. 

I mean not to be pathetic and I am just being plainly honest.

Plain and simple. 

One of my properties market rate = $2600/year, and is more than my fire insurance.I have seen people get an adjuster out and if it's proven your property is above the flood plain, the requirement can be removed. 

One of the homes I’ve been looking at stated, “Note: a small portion of one corner of property lies in 100-year flood plain.

If you can’t see it - it’s a gamble plain and simple.

The person uses a Safe at home PO box as their address the program then puts the mail in a plain envelope each day and sends it to their actual address. 

The Morristown area (Morris plains, Parsipany, Chatham, Madison, etc) is mostly sfr focused.

The phone numbers are just plain wrong disconnected no answer emails bounce back like rubber - please help :))) 

Also, flood insurance is a must given Houston's weather patterns lately (even though the "Heights" are so named because they are above the flood plain).
