There are currently 23 states (as of last count a couple of weeks ago) that enforce this law.I know this because we just locked up 2,500 SFR's in your state (in Orlando, to be specific) that are past the redemption period (bank did not pay delinquent HOA dues), and the same law group that won the case in Nevada in front of Supreme Court (see link below) is handling the conversion into Warranty Deeds.

In Orlando, there will be lots of comps to use as data to compare so it will tend to be more accurate.

I think the best areas to consider in FL would be Orlando and Tampa for multi-family.

Tampa Can Be a Good Option,it has great rental opportunities in neighborhoods like South Tampa, Tampa Heights, Seminole Heights, Carrollwood, and Brandon.Before buying, analyze costs like purchase price, rental income, management fees, repairs, and vacancy rates to ensure a good investment.Other Florida markets like Orlando or Jacksonville might offer similar benefits depending on your investment goals.

We are currently looking for a vacation home that will double as our first STR in the Orlando/Davenport area.

(And another one, Orlando, was very close.)Look at North Port-Sarasota and Cape Coral-Fort Myers: active inventory is ~20% above pre-pandemic levels and prices rose >60% during the pandemic.

Tampa and Orlando are both very strong demand and price, but provide some safety with appreciation and Florida overall being sought after.I can recommend an agent for you to utilize in Tampa or if you are interested in Orlando, let me know.
