I like Columbus for moderate cash flow and high appreciation and Cleveland for high cash flow

He is a moderator for BiggerPockets and is an extremely active investor around the Chicago Area when it comes to development, flipping, and contracting. 

First Raise (Midsize Deals & Small-Moderate Family/Friends Raise): After the new GP put points on the board and establishes operating track record, they begin raising small-moderate equity commitments from family & friends who will co-invest as either LP's or JV equity partners.

While it's true that you could do what HomeRoom does yourself, it would take a lot of time, effort and a moderate level of market by market expertise, especially if you're an out of state investor like me.

:)If this is for a rental or sale, then moderately finish the garage, economically, so someone can use it as additional detached living area/office, etc.

Tenants that are rough on property, pay late, are alcoholics or drug users, are rude to neighbors, are a pain in the a$$, etc.  

Perfect storms are good example: defaulted, missing or deceased owner(s), alcoholic heirs, code violations, etc.; all in one property concurrently!

@Edmon Ussery whoever you hired did a terrible copy & paste, since there's no address in this post to be able to find the proeprty and disturb the tenants.Also, they should post this under the Classifieds forum as a moderator will flag this for removal soon.
