It seems I am a going to be a middle man between a wholesaler and another licensed realtor.

Lead water lines have been a big topic here and I imagine in every older city in the midwest and east coast.

My prediction that these "bans" and regulations are all going to pretty much converge into reasonable middle ground regulations (mostly including taxes fees) is still looking very good. 

@Darrell Overly  there are certainly enough mobile homes in the area around phoenix (East Mesa/Apache juction) but your issue may be the age of the homes and any limitations the park has on renting.   

After scoping we discovered that I do have a cleanout in the middle of their property that they buried when they graded the lot in 2010. 

I have several clients who have invested in Vegas and had a lot of success but now they're focusing more in the southern/middle part of the country because the price points are lower and the laws are more landlord friendly.

Super great reply might I add, I didn’t pursue this strategy myself because I did not want to be in the middle of any potential roommate drama!

It was a big alternative church property you know mind benders. one parcel in the middle of their campus 20 acres. they acquired from an owner sub too the back taxs and they never paid 1/2 of one years tax's prior to coming into title..

As there is only a one lane asphalt driveway that goes between the building and the east property line the contractor will have to operate his heavy equipment there and will hurt tenant access and definitely damage the asphalt.
