The first one we did sold in a couple weeks, we have rehabbed a dozen or so with foundation issues in the past four years, we recently did a 280k house in Hudson, 14k in foundation work, including straps, house sold within a week.

I think even the original orange shag carpet was there, although it was matted, brown and laying quite flat by the time I bought it.  

I laughed when I got to the 735. if it comes to that,  send them a check or put it under the welcome mat of the building's front porch  and tell them to come get it. 

@Mat O'Grady, generally in many states, you're right that tenants cannot withhold rent for non-emergency non-uninhabital problems. 

The owners wife told me that No Chemicals or Haz-Mat type of things were ever mfg'd there .

Did you apply closed/open cell spray foam - or strap and use packed cellulose/hemp/fibre - the outer walls and underside of the roof deck (requiring an over roof) or did you maintain ventilation under the roof-deck and insulate over your ceiling?

Then I got strapped for time due to having a 2nd child and let a family move in with the agreement that the dad would finish the trim and any small items that were left.

Strapped for cash since I just bought a residential unit.I walked the property since my original post and there is some deferred maintenance cost (approx $60K) potentially.

In WA It also means carbon monoxide and smoke detectors and water heaters are strapped. 

I didn’t think of stapling down a mat.
