I tell people all the time: if you can't find a quality PM in a market, don't invest in that market!

Our strategy has always been BRRRR, and we live in a historically cash-flow** market. 

And that number depends on you, your market, your property and your goals.

Then, after booking, I send a more detailed version to cover important details like noise, extra guests, and check-out procedures.Since you're in a vacation market, setting clear expectations upfront while keeping the details for later might be a good balance.

With the interest rates and market prices, I am not sure this will be as great with returns.

Niche- to me it is a Niche product from both location/market and also prospective buyers. 

I also have no interest in being in the car wash business, or the laundry business, or the AirBnB business, things like that which seem to appeal to a good number of people, but not me.I like to KISS, and just focus on market rate rentals, 12 to 18 month leases.
