Visual inspection is an inspector going into a unit and performing a walk-through inspection visually inspecting the condition of the paint.

You're better off hiring a great home inspector who can determine defects.

Usually, the inspector will run comps to approve or adjust the FMR for the specific unit.   

You can drive to inspect or perform basic handyman maintenance.
