Next, install hyper sensitive smoke detectors, wi-fi video of common areas, and hire moolighting police drug-sniffing dogs, preferably German Shepherds.

I do pretty much the same as Nathan.I tell a tenant that I'm sorry but my insurance company will not allow agressive breed dogs.I have had my insurance company cancel a policy because they found out their was a German Shepard on the property.

I paid $2100/month for a 500 square ft unit that, despite the shiny appliances, was overrun with german cockroaches that the management refused to acknowledge.
