This movement has the effect of making the lower income neighborhoods worse and keeping the rents stable in the higher income neighborhoods.ANYWAY, to make a long story short as there is MUCH more to add to this analysis, this particular effect made the financial crisis of 2008 barely noticable to my properties as they all were within the higher income neighborhoods.In 2007, the values of my properties had peaked.

Hello, in the latest BP podcast, one of our fearless leaders, Brandon Turner, talked about a fourplex that he wanted to be the nicest one in the neighborhood in order to help it withstand market movements better.

I remember selling my house in MD (close to Washington DC) in 2009 for career movement purposes back to GA, and I suffered quite the whipping to the tune of six figures (all lost equity) on a House I had owned for ~ 5 years.  

You need to pay attention to new construction, resale stats, employment stats, company movement in & out, crime, local politics, state laws (biz friendly?)

The key is the impact that movement has when it "lands" at each location...and the idea of it moving is what you want. 

Must be a nice 1BR for $800 if the 2BRs are going for $900.If I were a potential buyer here I would be very concerned with this movement in the numbers.
