A more recent one is asking if I want to buy on the East Coast...no again.

The cashflow in MI relative to price/cost (RV or rent to value ratio) is good enough where this strategy might work better than our east and west coast cities where RV ratios are like .3-.6% of price per month.

I don't operate in California but in the markets I currently operate in on the east coast we're coming off of slow season.

I'm familiar with a few areas more east that perform very well and there are some active vacation rentals with healthy income records on the market there as well.

However, the rents are slightly lower and could potentially wipe out your monthly cashflows with one major repair.As for higher appreciation market like West/East Coast, it's more expensive, but rents are higher due to a strong labor market, there will be a certain amount of demand for those markets, but the downside is that you will need to be creative by adding more values for the property.

make sure to check the specific ordinances for the college area, know whats blocks you want to be on, west side of river or east, etc..
