I'm more interested in accumulating a lot of doors than having a flashy lifestyle; I use the money to buy more properties.My brother, Joe, told me how he puts money into a Vanguard charitable fund - the money can't be removed but he can donate to charities he likes - and I want to do the same so I'll be putting some money that would be going toward taxes into that instead.

Freecycle.com; VVA will pickup; donate most of it; non running cars are easy for non profit to pick up with jaws if they are worth less than $400 donate them; run free ads on Craig's list have the date for pickup be one circus day of get rid of it all on day 31 after eviction.

Now I won’t replace for each tenant but if the tenant takes care of the place like they should it won’t need to be remodeled at each turn over just a good cleaning and maybe some paint.I would rather keep the business relationship strictly business and donate and give back to charities and people in need.
