The city must compensate you for taking property so the seller could argue that their silence on this matter caused you no damage.At different apartment complexes, we have twice had the city ask to annex our land, both times to install a sidewalk. 

Some can argue that they will hopefully earn you more than that - but few can beat the average return of the stock market or everyone would be flocking to them in droves (inside secret - most don’t).

I argue that the best place to set up a new LLC is the State where you do business, i.e. the place where you own properties. 

Lending is all about risk mitigation. 100% LTC is risky enough, experience and liquidity in your bank account are the mitigators.Some would argue that the ARV makes it not risky.
