Not the best time of year and we're in an emerging market area about an hour outside of Charlotte, NC.30Y DSCR c/o Refi's have already been done on every eligible property after rehab / 3 months seasoning.As more of our properties come up on 1+ yr of ownership, despite losing likely future appreciation of 25-30%+ annually and paying a 5% PPP, I are open to selling some houses off to start paying off much of the high interest debt accumulated outside of mortgages. 

It's not a sound way of doing business, especially if you hire some random VA to call for you in an area they know nothing about.Agents should always be building their sphere and creating warm inbound marketing from social media, events, and meetups instead of doing spray and pray.

The area might just be extra popular at this time.

I just think it's wise to survey the opportunities in your area for both and find the best deal vs. upkeep meaning don't try to also do value add on a large scale.

Aluminum has dent & holes in areas that will need to be addressed before painting.I do not plan on selling for at least 5 years.

I grew up in RI but moved to Boston for college and have been in the Boston area for 15 years.

If you live in the basement then you can legally STR the top in most areas.

Look for one that has other listings and experience in the area.

I will tell you that IMN out of NU (IMN.org) throws some really good conferences in the Scottsdale area.
