Melbourne is across the river and Melbourne Beach is a few miles south.I agree with the others that this is likely not a good deal at this price but what makes it more of a bad deal for me is this particular street looks very undesirable.

Generally considered an undesirable place to live.- NE Turkey creek - Good area, nice houses, convenient location but I stay the hell away from here because it's a flood zone.

Those people who listen to that siren song will invariably end up penny wise and pound foolish, making serious mistakes out of desperation and not sleeping well at night.

I am a car guy , a good buff and wax will do .Me , I would tell them verbally that here is 300 for a detail , or go pound sand . 

So will your insurance company.Don't be pound-wise and penny foolish.

Only gained 2 pounds, which is great. 

First week I made $25, carrying a 25 pound case door to door in 95 degrees and 80% humidity in Louisiana.

If a unit is not rent controlled, the least problematic way to get rid of an undesirable tenant is to raise the rent above market rent.  

There are a lot of unqualified/undesirable tenants in this market.
