I/2 on self 1/2 on business.1/4 on bills and a 1/4 on making it between checks (transportation, food,...)1/4 saved for future investments and 1/4 to maintain the investments I have.I'm struggling but I see things are getting better and the more I do the more I have to do it with.And as previously mentioned I'm glad you posed this thread.Thanks and good luck to everyone on it.

Some include: much better amenities, ability to move fairly quickly, usually better location leading to less or even no transportation costs (another 1/3 of most Americans budgets), lower net out of pocket so you have more to invest (assuming your duplex does not pay for itself completely).

I used to work as a garbage truck driver (worked areas anywhere from Jax beach to Atlantic beach as well as Callahan to Baldwin, and oak leaf to Ortega area....and everything in between) and we now own a transportation company so we are on the road daily.

(on a side note this area has few multi-families so the comps were 1 year + old) It was a 2 family, with a large 1 bed 1 bath & 4 bed 2 bath in a central area of town with access to public transportation to NYC.

A major negative is that when you strip away the industrial era attributes like water transportation, hydro electric power, relative cool summers ( an industrial neccessity before air conditioning), a semi skilled work force, and the advantages of having a geographically concentrated industry, you are left with a city with a high level of poverty, a low level of education, a corrupt and ineffective government and very bad weather.

Only 1 out of the 10 that showed was actually licensed but he was mentally unstable, to say the least...Most that showed had no transportation and/or drivers license, they had a family member drive them to the site.
