I will say, from a management perspective, a lot of the questions we get asked are around experience (whether we have properties ourselves, how long we've been doing this, how many properties we have under management, etc.) and our policies/philosophies (how do we find tenants, handle late rents, handle maintenance, what is included in fees, what do we charge extra for, etc.)

Without that property values may rise faster than they have been.I think the real issue the last 2-3 years is that tax assessed value was kept artificially low during the recession, and did not reflect market value. 2-3 years ago, after appreciation had already started to take off, there was a shift in philosophy to raise the tax assessments to market.

IF you invest in the right deal.I try to follow Warren Buffet's philosophy "Be fearful with others are greedy, and greedy when others are fearful"...Now is clearly a time when others are fearful...I am an active buyer here in Chicago just being more mindful of the deals we choose to invest in.
