As I approach the 1-year point of our lease, I'm toying with the idea of raising rents.

I have hired a full-time Project Manager (1099 Contractor)  and my laser focus is on raising Private Money funding and finding good deals.  

I was toying around with the idea of renewing it, because it would be so nice to be able to go check out properties without having to contact a Realtor.

Money is a factor, but if you can get good enough, or build enough bridges you can find yourself a deal that you can trade a weekend toy for.

My other two investors are entering retirement age and are excited by the prospect of selling now, understandably.I'd always toyed with the idea of finding investors to develop the property myself and building luxury condos or something on site, as the location is ideal.

We're currently trying to sell but I'm toying with the idea of hanging on to it and turning it into my first rental.  

If it's toys, rags, or other things that shouldn't be in a drain line I am asked to bill the tenant.
