Yes, you have to make a reasonable effort, now that they've notified you, to re-lease the property.I interpret that as posting the property for lease immediately, and beginning to show it to tenants, potentially arriving at zero vacancy.

My initial interpretation is West Ward may be higher risk/higher reward for potential appreciation, but I'll be doing some more late night drives to get a better feel for some specific blocks.I do think all of Easton (& residually Phillipsburg for that matter) is headed in the right direction as long as this outbreak hasn't steered too many away from the urban "vibes" the area provides.

If BOTH parties break the contract (for example, if you've ceased all communication with your lender "because of the seller delays," but your contract says you must act "in good faith" to get a loan... don't do that, keep your LO in the loop, keep the communication alive), the general interpretation is that no one has any legal "high ground" over the other, a court or mediator might go either direction, who knows.But, I'm not a lawyer.

My state law reads something similar and my interpretation is that if they don't provide a forwarding address you don't have any obligation to provide them (chase them down and provide them, that is) an itemized list of deductions, or their deposit.If they request their deposit (now or in the future) you are still obligated to return it, but if you request a forwarding address that they refuse to provide how are you supposed to return their deposit?

So my interpretation is that if I sign the addendum as is, then this would trigger that the code violation lien would remain on title as an exception but they would insure everything else.
