I know of a guy that is doing what he calls owner financing and making a lot of money off of guys and girls who did not qualify for a convention loan where you can make money off of good people who are paying the same that rent costs them.  

At this point I think you should stop into every small/mid-size bank in town and start talking to the guy or girl in charge of lending.
