The only factor that I should clarify is that I would use cash on hand to add that additional bedroom (and remove an undesirable tenant), which I hope would add something to that valuation — I've read the 11% range is not unreasonable (*please comment on this, anyone who's done this before).

We often have no pool and an unreasonably large cleaning fee.Like the bedroom that looked nice in the photos is sooo small that you can not open the dresser drawers or walk around the bed.

You are asking a third party to make you whole from any losses that you should incur through a lack of due diligence on your part - you chose to forego a title search & insurance procedure before you bought, and it would be unreasonable for the insurance company to protect you against claims that you could have/should have known before you spent your money.

A note isn't a revolving charge card, accrued interest doesn't bear interest over the term until defaul when all amounts owing may accrue interest until finally paid.....but then you have the interest accrual rules.BTW, also check the usury laws for any second on residential property mortgages.As Rick Harmon mentioned, the consumer loan can put you into loan mitigation requirements, you can play the give and take game, expecting less, but don't think your initial demand can be unreasonably or improperly demanded, because that will matter if there is litigation.
