If you have had absolutely no rental income for a good reason, ie going through a lengthy eviction or home damaged  and being repaired that might justify it but in my mind not having any rental income is a red flag.

I agree Jay that it is rather a lengthy piece of information but the premise is of course "predator lending" this is just feedback to allow other's to exercise and prepare for unethical business practices specifically to doing one's financial due diligence such that this is an illustration of caveat emptor or let the buyer beware to prevent fraud from manifesting as a reality with no recourse for action.

I would suggest closing and then "cash for keys", but of course there is the risk of a lengthy eviction.

The defense process is very lengthy and goes thru multiple stages starting with a letter to request you stop.

Try having an explicit inspection clause in the lease, explaining the importance of the inspection, and offer them a 72-hour (or similarly lengthy) notice window, so they don't have to feel rushed.You're not in business to serve the tenant, even though you probably don't want them to hate you ... but you definitely, absolutely, always need to make sure the buyers is getting what they want.

Aside from this, the typical problems as an RE investor are making sure you do not get taken advantage of and if payments is overdue, proceed with an eviction asap.
