I plan on taking down the dividing fence between the properties to create a communal space (fire pit, outdoor dining area) for the guest to enjoy which will also raise my airbnb price per night in all units.I can get a conventional loan to cover the renovation and the purchase price for 20% down (just over $110,000).

When i say id want to do $100k in repairs im just calling out the number it would take to have new kitchen, new bathrooms elegant crown moldings, finishing the basement, gorgeous landscaping, new hardwood floor if necessary, central air.

You can find one local to your seller at www.123notary.comYou should pay around $110.00 (sometimes more in big cities)Include their fee in the closing costs paid by the buyerInstead of sending anything to the seller you send everything to the notary who schedules a date and time with the seller.Besides speeding up the entire process it also eliminates many scenario’s that lead to losing a deal (like the seller leaving the contract on the dining room table so her brother-in-law who “knows about real estate” sees it and tells her not to trust investors!)
