Properties are in Washington State and the city doesn't see much appreciation in fact some may say it's a depressed market.

My purchase price limits are roughly:2 Family ~ 850k3 Family ~ 1mm4 Family ~ 1.25mmI started looking this past weekend, but the buildings were in depressingly bad shape or had bedrooms that were 6 feet wide (I have a family). 

If it was hey this guy looks good then we moved forward.There may be some newbie companies out there doing true equity financing but those with any experience ( like many on this site) that went through the 08 depression.. the days of your great deal and our money are not reality with most lenders Hard money or not.Does not do anyone any good to lend to someone who really does not have the capability to pull off a rehab and resale and or as a lender you have to go through their learning curve..

Bill Mitchell I agree with Sam W. that while the prices do tend to depress in times of high interest, but nearly enough to maintain equalibrium relative to CF.

In my town (as in most towns) there are depressed areas where people do live, but you would be hard-pressed to find any real estate investors at work in those areas, buying and flipping, etc. 

While she and I both have pretty good jobs, the thought of spending the next 20+ years till retirement in those jobs has started to become really depressing.

Instead they ended up in a depressed area with limited job prospects and stuck in a house they can't sell because they're upside down.

I was watching this documentary on the Great Depression of the 20's.

It's very depressing when what your qtrly tax payments are some peoples yearly in teh mid west and other paarts of the country :(I got a fairly good deal on this one as it was an estate sale.
