I'm looking to develop partnerships/relationships, attend meetups, anything I can do to learn from more experienced parties and individuals in regard to all aspects personal real estate investment.My wife and I are working diligently to establish real estate as a full time career over the next 3-5 years, and we greatly appreciate your time.

Better is to define the relationship upfront and then if you both gel together and have the same goals then take on the client.If not just say it upfront but on both sides some people are not straight talkers and have a hard time expressing themselves.

A tenent could apply their credits to the home in which they live or any other AVAILABLE house.I don't see the chain of contingent liabilities on the entire inventory (unless you define inventory as unoccupied houses that are ready to be occupied).
