Keep in mind that waiting for the right property is better than compromising on a critical factor that could affect the profitability or feasibility of your investment.

I'm so compromised with this, that I just sold my car (I had a loan for 19k and got 20.5K for it) I know I can deal without a car right now and I want to lower down my monthly expenses to see where else I can put my money.

You could consider going to Ventura County as a compromise.

If you get 4 hrs sleep, you will indeed have 20 hrs to work, 4 more than the average person...but if you are over-stressed and sleep deprived, ALL of those 20 hrs will be compromised.

That's a reasonable compromise to take, asking your tenants to do some maintenance activities in exchange for the deferment.

Inability to pay the deposit in advance is a great screening tool and you should never compromise on it.Your next step should be to start the eviction.
