Sounds like you are not in that sort of place but in the county in a c or d grade area. 

Atlanta is hot for sure but I'm surprised that you are seeing numbers that are "unreal" unless you are in a C or below market. 

Syndication using rule 506D rule C or B is one such example.

Yes the market has gone up a lot, so don't bet on appreciation as something that is guaranteed, but it should be viewed as icing on the cake.

It's no secret that the multifamily market is maxed out and deals are hard to find, however i'm looking for a good market to find a fourplex, class C+ or B- that will cashflow, not in a war zone.

:)Just closed, with a group of investors and myself, on a 50+ unit apartment building.We have to rehab the whole thing over the next 18 months and my GC and I have a small bet on the counter-tops.I believe the best bang for the buck is butcher block counter-tops because I can get them very cheap and when the guys install them they look amazing.My GC says he has a subcontractor that can make concrete counters that look amazing and high end.Anyone have any options?
