I recently read an article where a metro area was experiencing an out-migration of traditional residents while at the same time they were experiencing an in-migration of immigrants moving into the area.

We were stationed in the UK for a large part of our investing career and recently relocated back to the States. 

Only you can prove which one it is, and I think this is the ideal forum for you to do so.If you are actually an immigrant who is just trying to make it, as you claim, then that's great and I'm all for it.

What do you guys think will be the impact of our new President's immigration stance on the housing values, vacancies, apartment rents etc...especially in the Phoenix area considering majority of renters are Hispanics.

As a first generation american immigrant, my parents didn't know what they didn't know, they were from the old school - go to school, get good grades, get a job and stay there forever.

On the other hand - high immigration levels, lack of housing and low interest rates starting to appear with 3's at the front are fuelling the growth. 

The UK may also go into recession because of the uncertainty surrounding Brexit.
