I had a friend who did what Robert said above and FHA did a random spot check and when they found out he rented it out and never moved in they called the note- he had 30 days to come up with the 200K he borrowed originally or they would foreclosure and press fraud charges- needless to say he got a loan from family to avoid what could have been a bad situation. 

Needless to say I just ignored his panhandling.

As Hakchinoy said, look for properties that need less repairs, pass the repairs on to your buyer (but they won't make them) if it's paint that's needed, paint it.I have done these deals to the point I'd do them in my sleep.

Needless to say we sold the 2 SFHs and put it into the downpayment and assumed the existing first mortgaged.
