I want a better life now for my family, not a more secure life for myself in my golden years.

ahh....the golden days of infomercials. 

I would focus on multi family in Normal Heights, City Heights, Sherman Heights, Golden Hill, Oceanside and Imperial Beach if you want areas that are rapidly gentrifying and close to the core / coast. 

If only I can find someone to pull the lists for me now off the below site, and trace for me i'd be golden.

Screen everyone legally the exact same way and you are golden.

Put another way....To get what they want, tenants will kick Honesty, Integrity and The Golden Rule to the curb, so to speak.

I think for me, I don't regret any mistakes I have made in the past as these mistakes have become my golden nuggets of wisdom as a future investor.

Thanks, I really have no opinion on it, I was just guessing how it worked.It seems like a long shot finding people willing to sell like this at a price point where you can make a profit.I also see people who intend to rely on this tactic to get a down payment together vs work a 2nd job for the money.Kind of like , if you're looking for golden nuggets in Golden Gate Park, your going to have to look aa long time just to find one.Or am I wrong and someone can do a ton of deals like this every year and outstrip the income from working a second job?

Portugal has a golden visa option that is pretty appealing but it is mostly for folks wanting to leave the US.
