I have said versions of 2 and 3 to people who are being completely unrealistic, and a version of  #1 with those thinking their agent is going to find them the best house in the best school district that just needs some updating for 30% less than market, even though most of those go to neighbors' kids or friends, or their own family members, before anyone knows they're sold.

I think as your properties get more expensive it is a bit more unrealistic to do much more than that.

It's certainly possible to get a 3K/month return on a 100K investment but I would have to say that is by far a rarity and would be an exceptionally good and uncommon (and possibly risky) deal - you're talking about a 36% return.I would never say never, but I think it's very unrealistic to expect that kind of return early on in your investing career.

This could also be used in the future to quickly evaluate potential flips.I'll note that a 20% return ($30k on a $150k ARV) would normally be totally unrealistic.

To be extremely honest with you, I think using 15%+ forecast in your retirement projections (while possible) is amazing unrealistic for a very long list of reasons.
