My thinking is to get financing established through a HELOC so that’s ready to go and I’m not a much of a gambler so I’m not looking to invest in cash flow neutral or negative properties and hoping for appreciation.

If I purchased a financed buy n hold w 25% down that was cash neutral I would have made 23.2% in appreciation (better than the national average).

I am sure Frisco properties will continue to appreciate, but I think the deal as you outlined it will at best be cash flow neutral, and likely will be cash flow negative while you bet on price appreciation to create a return on your investment.
