Picked up a $2700 beater truck and put a ladder rack on it so I can get some stuff done myself and look for some deals on a couple stoves / fridges.

I have a property that has been vacant now for 30 days (average is 26), so was considering lowering the rent 5% (~$1,000 over a year) + adding a $1000 fridge, which I am 100% is market (just low end of range).

Next, I got a call from the PM that the fridge "had mold in it" and the tenant "wanted a new fridge".

However the ice maker is not the primary purpose of the fridge - that would be my reasoning for avoiding a costly repair to an old fridge.

We got there, and the place was trashed, the fridge full of rotting food.

I prefer not to put in a stove or fridge.

I found out that a couple of lamps in my house were running up my bill and I replaced them.I got my buddy to buy a new fridge when I showed him how much his old fridge was costing him.

Now let say I have remodeled my rental and the cost consisted of new floor $3000, new windows $3000 and new stove $2000, new fridge $2000, new washer $1000 and new washer $1000.Assume that my rental's SHST amount is $6000.  

Energy star ovens and fridges seldom pencil out. 

We have to replace the fridge anyway.
