Finding an excuse for dinner, drinks, and good conversation is a plus as well.

Basically You need to have staying power,temperament , and persistence when things don’t turn out , when the tenants are calling again on a Sunday night at dinner , when the deal falls through , when the furnace or HVAC dies .
