If you don't have the heart for what you are doing, then you should definitely plan your exit whether it's next week or next decade.

Bless their hearts, tenants continually come up with new ways to show you that no lease can cover all their actions or lack thereof.One word of advice--read your state's L/T laws. 

I am sitting down with our relator and a few lenders this week and will definitely take your advice to heart.

But suffice it to say this is not a game for the faint of heart nor one to enter w/o a experienced team or at least one "very" experienced operator.

Then you can flip and rent to your hearts content.The silver lining here is trying to time the market is never going to be a good idea.

Then brrr until your heart is content!

When buyers and sellers want to save money they likely will give you praise but when they make a mistake even if it was not the brokers/agents fault they will try to go after the broker/agent in a heart beat.

I know in your mind/heart you guys will always be together and will have a great time doing this, but reality is stacked against you.
