Leave rooms unfurnished, supply basic (kijiji quality) furniture in the common rooms?

In Maryland those include, Taxes, Front foot assessments, water bills, ground rent and other less common ones.  

I know just from looking down that avenue myself, I've noticed that multi-families are not as common closer to center city.

In your area those may be very common.  

Security deposits disputes (at least in California) is the most common reason tenants threaten to take a landlord to court.

Banks that lend on MHP's regularly will not lend against Park Owned Home income for this reason.The common way to value is based on lot rent as Thomas S. mentioned, and then pay a one time lump sum for the Park Owned Homes.  

Between half a month's rent and a full month's rent seem to be common though. 

IF the occupant is financially strong, you use an LMLO,  the price is market and DTI works out and you do a good job of creating a fat folder.  

The fee pays for common area maintenance - parking lot, pool, tennis courts and  management company fees.  

That is presuming TX law is in line with what is common in most states.
