This is a classic case of "it's not what you say, it's how you say it."

Buying a property as a primary residence with an owner-occupied loan and then not living there is classic mortgage fraud, which is a federal crime.

Also, you hit at the classic day job issue which has two camps, too...ironically, your day job may help you launch away from it (as banks like a strong, steady w2 like yours to make loans), so that can be part of your real estate plan, too..

While true they are not assumable in the classic no qualify "old school" residential sense of the word, some commerical loans can be transferred from seller to buyer upon lender qualification.

That doesn't mean you can't have a cheese burger once a month, but it means that you don't drink four glasses of milk a day.
